Shipping Container Homes

Turn a steel cargo box into a workshop, studio or cabin.

A shipping container home starts as a used steel cargo box, 8 feet wide and 20 or 40 feet long, set on a foundation and fitted out with doors, windows, insulation and an interior. People take it on because the shell arrives in one piece, weathertight and lockable on day one, and because cutting and fitting out steel is satisfying work you can do a weekend at a time. It is not the cheap shortcut the photos suggest. The box is the small part of the bill: the foundation, insulation, windows, utilities, permits and delivery cost far more than the steel, and a container that people sleep in is a building, with zoning rules, building codes and engineering to satisfy. Most people start with one container used as a workshop or studio, and work up to a dwelling once they know what the steel is like to live with.

Find out what your lot allows before you spend anything

Call or visit your city or county planning office with your address and ask three things: is a shipping container allowed on this lot, can it be lived in, and which permits does it need. The answer costs nothing and decides the whole project. Then price your idea with a free cost calculator.

01

Zoning, codes and permits come first

  • Zoning decides whether you can have one at all. Some cities and many homeowner associations ban containers outright, limit them to industrial lots, or allow them only as temporary storage. Get the answer for your address in writing before buying.
  • A container that people live or sleep in is a building. The International Building Code has a section written for repurposed shipping containers (Section 3115 in the 2021 edition, renumbered 3114 in the 2024 edition), and the 2024 residential code points to it. What applies to you is whichever edition your state or county adopted, plus its local amendments.
  • Expect to submit drawings that prove what the box is made of. The code asks for documents that establish the dimensions and steel properties of the container, and officials rely on the data plate riveted to the door to confirm it was built and inspected to the ISO standard. A container with no plate can be rejected.
  • Small sheds are sometimes exempt from a building permit. The model residential code exempts one-story detached accessory structures of 200 square feet or less (a 20-foot container is 160), but many places set a lower limit or none, the exemption never covers a dwelling, and zoning setbacks still apply.
  • Electrical, plumbing, gas and mechanical work need their own permits and inspections even in a permit-exempt shed.
  • Tell your insurer and, if you are borrowing, your lender early. Both can be harder to find for container buildings than for conventional ones.

02

Four ways to use a container

Start with the smallest one that teaches you the steel

Storage WorkshopOne container left almost as delivered, used for tools, a workbench and storage. The cheapest and fastest route, and the one that teaches you how steel behaves in your climate.

Start here

Order a wind and watertight 20-foot container, have it set on a level gravel pad or four corner piers, and add vents high and low on opposite walls before you store anything that can rust or mildew.

Backyard StudioA single 20-foot or 40-foot box with a door, a window or two, insulation and a finished interior, used as an office, studio or guest room.

Start here

Tape an 8 by 20 foot rectangle on your driveway, then mark a line a few inches inside each edge for insulation and wall finish. Arrange a desk and chair inside what is left before you commit to one container.

Off-Grid CabinOne or two containers on rural land with a wood stove or propane heat, battery power and no utility hookups.

Start here

Ask the county whether a cabin without utility hookups is allowed on your land and what it requires for a toilet and wastewater. Many counties regulate both even where no power or water line exists.

Full-Time HomeTwo or more containers joined or stacked, with a kitchen, bathroom and full utilities. This is a permitted house and a job for an engineer, licensed trades and usually a general contractor.

Start here

Book a paid consultation with a structural engineer or an architect who has permitted a container building in your state, and bring your zoning answer and a sketch. Do this before you buy any containers.

Open a card for its first step. Three of the four also add their own gear to the tool crate.

03

How to choose a container

Sizes

Standard boxes are 8 feet wide and 8.5 feet tall outside, in 20-foot (160 square feet) and 40-foot (320 square feet) lengths. Inside they are about 7 feet 8 inches wide and 7 feet 10 inches high.

Pay extra for a high cube if anyone will spend time inside.

It is a foot taller (9.5 feet outside, about 8 feet 10 inches inside), which leaves normal headroom after the ceiling is insulated.

Grades

One-trip boxes have carried a single load and are close to new. Cargo-worthy boxes have passed a survey for shipping. Wind and watertight boxes keep weather out but say nothing about the frame underneath. As-is boxes may need repairs. For a building, buy one-trip or cargo-worthy.

Inspect it in person, or ask for dated photos of that exact unit.

Look for rust that flakes or has holed the steel, dents in the corner posts and the rails along the top and bottom edges, patches, and soft, stained or delaminating floor.

Shut yourself inside in daylight.

Any pinprick of light through the roof or walls is a leak.

Open and close both doors and check the rubber seals.

Doors that bind on level ground mean the frame is twisted.

Smell it.

A chemical or solvent odor points to spilled cargo, and no seller can tell you everything a used box has carried.

Empty weight matters for delivery and the foundation

Roughly 5,000 pounds for a 20-foot box and 8,000 to 8,500 for a 40-foot. The data plate gives the exact figure.

04

Cutting and stacking: where the engineer comes in

  • A container is strong at its four corner posts and along its top and bottom rails. The thin corrugated sides and roof act as bracing that keeps the frame square. They are part of the structure, not just cladding.
  • Every opening you cut removes some of that bracing. A door or window opening needs a welded steel frame around it, and a large opening, or a wall removed to join two boxes, needs new beams and posts designed by a structural engineer.
  • Never cut, notch or remove any part of the corner posts or the top and bottom rails.
  • Containers are built to be stacked corner post on corner post. Stacking them offset, cantilevered or crosswise puts load on rails and walls that were never meant to carry it, and has to be engineered.
  • The roof will not carry a snow drift, a deck or a rooftop garden without added structure, and the low spots between its corrugations hold water. Many builds add a simple pitched roof above it.
  • Have the engineer specify the foundation and how the corners are anchored to it. Wind can slide or overturn an empty box.
  • Structural welds belong to a qualified welder. A hobby welder is fine for brackets and shelving, not for the frame that holds up a wall.

05

Hazards of used containers, hot work and delivery day

  • Floors: Container plywood is treated with insecticide at the factory. Sellers describe the treatments now in use as low risk, while other guides advise against living on them, and nobody can vouch for an older box. Ask what the floor was treated with, then either replace it or seal it and cover it with a new subfloor. Never sand it bare.
  • Paint: OSHA warns that some container paints and preservatives contain lead and that boxes are not marked with what was used, and marine coatings can contain chromates. Test the paint before you cut, grind or sand it, and treat an untested box as if it were positive.
  • Cargo residue: Used boxes may have carried chemicals or been fumigated. Wash the interior, air it out for days with the doors open, and walk away from any box with a stain or smell you cannot identify.
  • Fumes: Cutting, grinding or welding painted or zinc-coated steel releases metal fume, including lead, zinc and chromium compounds. Strip the coating back from the cut line first, work outdoors or with the doors open and a fan moving air across you, and wear a half-mask respirator with P100 filters. A paper dust mask does nothing here.
  • Fire: Grinder sparks travel a long way and smolder in plywood, sawdust, dry grass and insulation. Clear the area, keep an extinguisher within reach, and stay for at least half an hour after the last cut to watch for smoke. Never cut or weld a box that held fuel or solvent.
  • Eyes and ears: Wear safety glasses under a face shield whenever the grinder runs. Cut-off wheels can shatter. A grinder inside a steel box is loud enough to damage hearing, so wear earmuffs every time.
  • Cut edges and sheet steel are razor sharp and hot. Wear leather gloves and long sleeves, and remember that a cut-out wall panel weighs enough to crush a foot when it drops.
  • Delivery: A container weighs roughly two and a half to four tons empty. Keep everyone well clear of the truck and the box while it slides off or hangs from a crane, never stand under or downhill of it, and never reach under it to place blocking. Check the route for overhead power lines first.
  • Working on the roof puts you more than 8 feet up on smooth steel. Use a tied-off ladder and fall protection.
  • Call 811 before digging footings, and leave electrical, gas and plumbing connections to licensed trades. A steel box that becomes live through a wiring fault can electrocute anyone who touches it, so proper grounding and bonding are not optional.
  • Any fuel-burning heater or stove in a small sealed steel room needs a working carbon monoxide alarm and a fresh air supply.
06

Condensation, insulation and ventilation

Bare steel sweats.

Warm, moist indoor air meets cold metal and turns to water that drips onto whatever is below. An uninsulated container with people breathing and cooking in it will rain inside in cold weather.

The steel skin is already a complete vapor barrier on the outside of the wall.

Insulation that lets indoor air reach the steel, such as fiberglass batts in a stud wall, ends up wet, moldy and useless.

Closed-cell spray foam applied directly to the steel is the most common answer, because it insulates and seals the air out in one layer.

It costs more than other insulation and is usually sprayed by a contractor.

Steel conducts heat.

Any stud, bracket or screw touching the shell carries cold straight through, so keep interior framing off the steel or insulate behind it.

Every inch of insulation comes out of a room that is only 7 feet 8 inches wide.

Insulating the outside and cladding over it keeps the interior width, at the cost of hiding the steel.

Sources disagree on whether an extra plastic vapor barrier on the inside helps or traps water, and the right wall build-up depends on your climate.

Ask your insulation contractor or building official.

A tight steel box needs mechanical ventilation

A bathroom fan and range hood ducted outside at minimum, and a small fresh-air ventilator in a home. Keep a humidity monitor inside from the first week and aim to stay below 60 percent.

How to get started

Tick these off as you go

What you can get done in your first month

A zoning answer in writing

An email from the planning office saying whether a container is allowed on your lot, what it may be used for and which permits apply.

A full-size floor plan

The container footprint taped out on a driveway with the wall thickness subtracted, so you learn how narrow the finished room is before you pay for one.

A delivery plan

A measured sketch of the truck route onto your lot, with overhead wires, tree limbs, slopes and soft ground marked, ready to send to the delivery company.

A container yard visit

An hour at a local dealer checking real boxes against an inspection list, so you can tell a sound one from a rusted or dented one.

08

What it really costs, how long it takes and what goes wrong

The box is the small part of the bill

  • The container is the cheap part. Dealer price guides for 2026 list used 20-foot boxes at roughly $1,500 to $3,000 and used 40-foot boxes at $2,500 to $4,500, with new one-trip units at about $3,000 to $7,000. Delivery is extra: one freight broker quotes about $3 to $4 per loaded mile for a 20-foot box, and a crane is a separate hire if the truck cannot reach the foundation.
  • A finished home costs about what any small house costs. Container sellers put complete builds at roughly $150 to $350 per square foot, and a basic 320 to 420 square foot unit at $40,000 to $120,000, before land. Those are sellers' figures, so treat them as a floor.
  • It takes longer than a month. One owner-builder who documented the whole project spent about three months on drawings, six months waiting on permits and eighteen months of nights and weekends building.
  • Buying the container first is the classic mistake. People end up with a box they are not allowed to place, cannot get delivered or cannot insure.
  • The room is narrow. After insulation the interior is about 7 feet wide or less, which rules out many furniture layouts and is the reason people join two boxes, which then needs engineering.
  • Skipping insulation or ventilation to save money shows up as dripping ceilings, rust and mold in the first winter.
  • Cutting too much steel out of the walls to open up the space is how containers sag, twist and jam their own doors.
09

Where to learn more

Start with free written guides from people who have built with containers, then look through finished projects to see which layouts work in an 8-foot-wide room. Your own building department is the best source for local rules, and many will sit down with you for a free pre-application meeting. For hands-on skills, a community college or makerspace welding class teaches cutting, grinding and basic welding on scrap steel before you touch your own box.

10

Why the kit looks the way it does

The first two lines, the paperwork and the container itself, are not sold here and make up almost all of the starting cost. Everything else on the list is what you need on the day the box lands and for the first cuts: protection for your lungs, eyes, ears and hands, a way to test the paint, a grinder with the discs it uses up, an extinguisher and a long level. Insulation, windows, lumber, wiring and plumbing are left off on purpose, because they depend on your drawings and most of them are specified or installed by the trades you hire. Pick the direction you are building toward and the kit adds what that route needs.

11

Load the tool crate

The first two lines, the permit paperwork and the container, are not things you buy online, so they carry no products. Every other tool line starts in the crate. Gear for a Storage Workshop, a Backyard Studio or an Off-Grid Cabin stays out until you add that build, here, in the crate or from its card above. Clicking a card selects it, and clicking the selected card takes that line out.

Zoning answer, permit and engineered drawings

Nothing else on this list is worth buying until you know a container is allowed on your lot and what the building department wants to see.

Not sold on Amazon · arrange it locally

Not sold on Amazon. The zoning answer is free from your city or county planning office. For anything beyond a plain storage box, hire a structural engineer licensed in your state (look for PE or SE after the name) to produce stamped drawings, and ask for a written quote: fees vary widely with the design and the region.

Not sold on Amazon · arrange it locally

Not sold on Amazon. Buy from a local container dealer or depot, in one-trip or cargo-worthy grade, after inspecting the exact unit. Dealer guides for 2026 list roughly $1,500 to $4,500 for used boxes and $3,000 to $7,000 for one-trip units, plus delivery. Choose a high cube for anything you will stand in all day. Budget separately for the gravel pad or concrete piers it sits on.
